As we ease into summer here on the Northern Neck, there’s a noticeable shift in the real estate mood—one that feels a bit more optimistic, a bit more settled.
Across Lancaster and Northumberland counties, sales activity picked up this spring—up 25% across the broader Chesapeake Bay & Rivers region. That’s a promising sign, especially as many buyers look to settle into a new space in time to enjoy the full rhythm of summer here on the water.
That said, the headlines don’t tell the whole story.
While the regional median home price sits around $350,000, most of that activity is happening in the mid-range market. For those of us focused on the waterfront and higher-end segments, the pace and patterns look different.
What We’re Seeing in the $600K+ Range
Statewide, homes priced above $600,000 sold this spring with an average list-to-sale ratio over 101%. Here locally, well-prepared waterfront homes—especially those with wide views, thoughtful updates, and a low-maintenance footprint—are seeing strong interest and quick movement.
Inventory is up slightly (about 13% in our region), but truly turnkey properties remain limited. When one comes on the market, buyers who’ve been quietly waiting often move quickly.
