What It Really Takes to Sell a Home Next to a Construction Site

A few weeks ago, I listed a waterfront home on Taylors Creek right next door to a brand new county park under construction. Equipment. Workers. Noise. The kind of thing that makes most sellers nervous, and honestly, a lot of agents too.

139 Moccasin Trail in Weems went under contract in a matter of days.

I want to tell you how that actually happened, because I think it says something true about what it takes to sell well on the water right now, construction next door or not.

The truth is, the work started long before that home ever hit the market. I walked the property early, with a buyer's eye, not a seller's. After 25 years watching what buyers at this price point actually respond to on the water, I already had a clear sense of where this home needed to land and how it needed to show. We opened up the water view, because at this price point, that view is often the whole story. We took care of the deferred maintenance and the small cosmetic things that quietly hold a house back, the kind of details buyers notice even when they can't quite explain why a house doesn't feel right. And then came real staging, not just tidying up, but arranging every room so a buyer could picture their own life there instead of someone else's.

Positioning it correctly meant more than making it look good. It meant knowing exactly what buyers in this range are expecting right now: move-in ready homes, water access that feels effortless, and a price that reflects today's market rather than last year's. I priced and presented this home based on where the market actually is right now, and that's a big part of why it moved so quickly.

And when buyers asked about the park, and they did ask, I already had the answer. I'd done my homework on exactly what the county had planned, what kind of park it would be, and what it would and wouldn't mean for the property. I could speak to it honestly and with confidence, because I actually knew.

So when the home finally went live, professionally photographed, thoughtfully marketed, ready to be seen at its very best, the right buyer found it almost immediately. That's not luck. That's preparation meeting the right moment.

I love sharing stories like this one, not to brag, but because I know some of you reading this are quietly wondering the same thing about your own home. Maybe it's this year. Maybe it's a few years down the road. Either way, the earlier we start the conversation, the better positioned your home will be when you're ready.

If you're curious what your waterfront property might be worth in today's market, or you just want to talk through your options with zero pressure, I'd love to hear from you.
